BIM to VR architectural walkthroughs

Culenz turns Revit, SketchUp, AutoCAD or 3ds Max files into walkthroughs for buyers and design teams. They run in VR, on a screen or in a browser. Every room is shown at true scale, matched to the approved plan.

01 — Overview

From BIM model to walkthrough

A BIM-to-VR walkthrough converts a building information model into a real-time 3D scene. Geometry is optimised, materials and lighting are added, and the result runs on a headset or screen. Users walk the rooms at true scale instead of watching a fixed video.

Architects and developers already have detailed building models in Revit, SketchUp, AutoCAD or 3ds Max. We turn those models into real-time virtual walkthroughs.

Buyers and design teams walk through rooms at true scale, instead of watching a fixed video. They open doors, step onto balconies and look out of windows.

Culenz builds BIM-to-VR walkthroughs for developers and architects across India and Dubai.

02 — What's included

What you get

  • Sample flats before construction

Buyers walk the flat, open the balcony and see the view from their floor.

  • Finish and layout options

Switch flooring, kitchens and furniture packs live during the sales conversation.

  • Design reviews

Architects and clients check sightlines, clearances and daylight before the slab is cast.

  • Kept in step with the plan

When drawings change, we update the scene from the revised files.

03 — Key features

BIM-to-VR walkthroughs in depth

  1. 01

    Virtual sample flats

A virtual sample flat replaces or supports a physical one. Buyers explore the finished home before construction starts.

That saves the cost and time of building a physical sample flat. It also lets buyers see every unit type, not just one.

  2. 02

    Live finish and layout options

During the sales conversation, buyers switch flooring, kitchens and furniture packs live. They see their choices at full scale.

Seeing options in context helps buyers decide. It also helps sales teams upsell premium finishes.

  3. 03

Virtual site visits for overseas buyers

NRI and overseas buyers can take a virtual site visit from a browser link. A sales executive guides them on a video call.

That removes travel from the first stages of a sale. Buyers who visit in person arrive already interested.

  4. 04

    Design reviews before construction

Architects and clients check sightlines, clearances and daylight in VR before the slab is cast. Problems are fixed while they are still cheap.

Walking a space at true scale reveals issues that drawings hide, such as tight corridors or awkward furniture layouts.

  5. 05

Keeping in step with the plan

When drawings change, we update the walkthrough from the revised files. The sales tool stays accurate.

Every view matches the approved plan. That keeps marketing consistent with RERA registrations in India and permits in Dubai.

  6. 06

Walkthroughs for commercial and hospitality projects

Offices, hotels, retail spaces and villas benefit from walkthroughs as much as apartments. Tenants and investors see the space before it is built.

Hotel groups use virtual walkthroughs to approve room designs before fitting out hundreds of rooms.

05 — Our process

Our VR walkthrough delivery process

Every project starts with a free scoping call to agree goals, audience, venue, devices and dates. You then receive a written scope with dated milestones.

We gather your files, build a first draft and review it with you, in the headset or on site. Final content, testing and installation follow.

After launch, our crew runs the experience or hands it over with training. An annual maintenance contract can cover support, repairs and updates.

  1. 01

    Scope

We agree goals, audience, venue, devices and dated milestones, and you sign off the scope.

  2. 02

    Capture and storyboard

We gather plans, photos or scans and build a draft for you to review in the headset or on screen.

  3. 03

    Build

Final models, content and interactions are added and tested on the target device.

  4. 04

    Integrate and rehearse

Hardware is wired in, and the experience is rehearsed at the venue or a mock-up.

  5. 05

    Run and support

Our crew runs it or hands it over, followed by a review and a maintenance plan.

06 — Planning your project

Budget and the right partner

Pricing

VR walkthrough pricing factors

Cost depends mainly on how much content is custom, the hardware involved and how long the experience runs. On-site crew and travel add to event projects.

Reusing your existing CAD, BIM, footage or brand assets lowers cost. Building from photos or 2D drawings takes more modelling time.

We send an itemised quote after the scoping call. Content, hardware, crew and support are listed separately, so you see what each part costs.

Checklist

Choosing your VR walkthrough partner

  • Ask to see work the team has delivered, and who will actually build yours. Check that the same people stay on your project from scope to launch.
  • Ask how they test on the real device or venue, and what happens if something fails on the day. A clear answer shows real delivery experience.
  • Finally, ask for an itemised quote and a dated schedule. Vague estimates usually lead to surprises later in the project.

08 — FAQs

Questions buyers often ask

What files do you need for a VR walkthrough?

Send the latest Revit, SketchUp, AutoCAD or 3ds Max model, plus the material and finish schedule. If only 2D drawings exist, we model from them, which adds time. Approved brochure renders help us match colours and lighting.

Can buyers use the walkthrough without a VR headset?

Yes. The same walkthrough runs on a large screen, a laptop or a browser link. VR gives the strongest sense of space, but screens suit quick viewing and remote calls with buyers.

How realistic do VR walkthroughs look?

We add real materials, lighting and furniture, so rooms look close to the finished home. Real-time scenes are tuned for the device, so headsets may show slightly less detail than rendered images.

Can the walkthrough include the view from each floor?

Yes. We can add the surrounding area and each floor's view, using site photos, drone footage or 3D context models. Buyers then see what they will see from their own balcony.
